Preparing to buy your home:
If you have any questions don't hesitate to call. The list below is just a guideline and we will be happy to help even if you have just decided to buy and want help preparing.

1. Decide the location you want to buy.

2. Decide how much you can comfortably spend.

3. Pay off all revolving debt. Revolving debt is an open credit line or a credit card. Close all accounts that are not necessary. Just because you never use them doesn't mean it won't affect your credit.

4. Collect Ws, three years of tax returns, personal balance sheets, letters explaining any irregularities in your credit report, and any other financial document that may have a bearing on your ability to borrow.

5. Once you have an amount you can spend and you have your finances in order you should now call your Realtor. Your Realtor will guide you to a lender that can fulfill your financing needs.

6. With the assistance of your lender determine the right loan for you. There are many options out there and a good lender will know all possible products available to you. This is an important part of the process. The loan you choose will have immediate financial impact on you as well as long term implications. Below is information that you may find usefull.* Your lender will pull a credit report. This report is one of the two most important parts of getting a loan. If there are any dings on your credit you and your lender will come up with an action plan to clean it up so you can negotiate the best possible loan.

7. Set aside enough money to pay your deposit and cover down payment and closing costs. You Realtor or lender will provide you with this information. It is also a good idea to set aside some additional money to cover moving costs and preparing your new home for occupancy.

8. Now that you know how much you can borrow and the lender has provided you with a pre-approval letter you can begin viewing properties.
