Property Management Services

As a full service management company, Munns Real Estate Co manages your property on a day-to-day basis. We handle all the details associated with maintaining the property and dealing with tenants. Below are the services you will receive when utilizing our management service. 

  • ADVERTISING
    We handle the placement of all advertising -- signs, newspaper ads, website advertising, rental lists, and referrals. The owner is invoiced monthly for the actual cost of advertising.
  • SHOWING AND APPLICATIONS
    We receive and process all calls generated through our marketing plan. We require a detailed rental application to be completed, and then each application is thoroughly evaluated and screened before approving a prospective tenant.
  • RENTS
    We collect your rents and provide monthly and annual statements. We review the rents at the end of each lease term to assure that the property is generating the highest income for the current market conditions.
  • TENANT RELATIONS
    We maintain a good professional relationship with each tenant. Our goal is to maintain satisfied long-term tenants who pay the rent on time and take care of the property.
  • MAINTENANCE 
    Munns Real Estate Co has experienced maintenance and repair personnel available to handle all needs as they arise at a low cost. When the property requires work beyond the scope of Munns Real Estate Co's maintenance personnel bids will be collected to assure the property owner is getting the best work at a reasonable price.
  • DEPOSITS
    We require ample security deposits corresponding to the monthly rent to secure the tenant's pledge of full compliance with the terms of the lease. Security deposits are held in an escrow account according to Florida Statutes.
  • FEES
    Our management fee is a percentage of the gross monthly rent collected, and our leasing fees are reasonable and competitive. In the event your property is vacant we diligently advertise and show the property  to secure a suitable tenant. While vacant we continue maintain and repair as needed.
  • STATEMENTS
    Each month the property owner receives the following financial statements:
    • Rental income
    • Management fees
    • Other expenses (if any)
    • Net amount to owner


Your net check will be included with each statement. At year end you will receive a Profit & Loss statement along with your 1099-Misc. Form for easier tax preparation.

  • Owner Assistance
    We maintain regular office hours 9:00 AM to 5:00 PM weekdays. All of our property managers have e-mail accounts for communicating with our owners and an on-call person is always available after hours for emergencies.
