Buying

  1. We do an analysis of your financial ability and geographic requirements.
  2. Once a price range and location is determined you will begin receiving information and pictures of real estate available in the area.  The information will be relevant to the type of property you are looking for whether it is commercial or residential.
  3. Depending on the property owner’s requirements the agent will set of appointments to view the property or home. Many properties are vacant and can be seen anytime.
  4. A. The general procedure is to set a day and time you will be available to view the properties you have selected.

    B.There are times when a property comes on the market that may require immediate action and the agent will notify you of this and arrangements can be made to go see that specific property as soon as possible.  These are homes or buildings that are priced below value or in exceptional condition versus asking price.

  5. When the time comes to make an offer, your agent will advise on the property's market value and if the offer has a reasonable chance of being accepted.
  6. We will present your offer to the property owner and defend your position.
  7. Your agent will keep you on track to close within the contracted time frame.

 

Selling

  1. The most important part of selling your property is price.  Regardless of other factors, buyers will only pay what the market value is.  If the property is priced to high it will sit and both the homeowner and agent will be frustrated.  The chance of a successful sale is greatly diminished and may take some time to sell if priced higher than competing properties.
  2. Your agent will market the property.
  3. A. Your agent will list your property in the Multiple Listing Service.  The MLS is the greatest resource to selling a property and only real estate agents have access to it.

    B. There are many resources for the agent to market the property and they will outline the marketing plan. Social media and internet syndications are an integral part of the marketing effort.

  4. Your agent will coordinate the showings of the property strictly according to your requirements. 
  5. Your agent will diligently follow up on each potential buyer/prospect. The follow up is vital. Follow up tells us how effective our marketing is and what things are needed to improve the appeal of the property. 
  6. When an offer is made the agent will review it to ensure there are no items that would adversely affect the property owner and allow the property to close quickly at the best price and terms.
  7. Your agent will keep all parties on track so the closing takes place according to the contracted terms.
