Buy or Not to Buy?

Contrary to what some people say, real estate is good.  We are seeing property prices as low or lower than they were a decade ago. We have gone through a difficult time in the last couple of years but this is nothing new.  There are cycles in any economic sector.  Though the recent down turn was inevitable it was exacerbated by liberal lending.  Many Americans have experienced hard times and some even lost their homes.  The saying “Those who don’t learn from history are condemned to repeat it” is true.  I suggest everyone learn from this and keep it from happening again.  With that said don’t be afraid to go out and purchase a new home or investment property. Buy while prices are so good. Real estate has always been a solid investment and it will regain its rightful place as a safe, profitable investment.

What makes real estate such a good investment is the human population.  Population growth is exponential and as there are more people needing space, space becomes more valuable. Until we can move to another planet the space here on earth is all we got. This is the why real estate is always increasing in value.  I say it is always increasing in value because if you take a step back and look at the big picture, a long term look you see it is always trending up. There are times, where for a short period, it goes down but it quickly recovers.  It recovers because the space is still needed and more people than ever want it.

Tips when beginning your search for a new home.

1. Determine what you can comfortably afford. There is no other feeling like moving into your new home. It is exciting! There is a sure way to add anxiety to the experience and that is when you buy to much home. It will not be enjoyable if you move in knowing that there is no room for error and if you miss a week of work you could be in jeopardy of losing it.

2. Location should be considered. Your home can be an excellent investment if you do your homework. A beautiful home in a dying area will be cheaper but can become a financial loss in the long run. Also, if it isn't conveniently located for your everyday needs and wants (work, play, school, shopping, restaurants) you will quickly find yourself looking for a home to meet these requirements.

3. Once you have decided on a location call a Realtor or real estate professional. It is tempting to drive around and call the agents on the yard signs but this can cost you money and time. The agent on the sign works for the seller, not for you. They have a fiduciary duty to get the highest price and best terms for the seller. They will certainly help you but agency laws require them to look out for the seller’s best interest first because that is who hired them. Agents work on commission and there service cost you nothing. The seller pays the commission and it doesn't change if there is one, two or ten agents. There are definite advantages to hiring us to represent you.

  2. We act as an intermediary between you and the seller. You may feel like you are capable of negotiating on your own behalf and you are but experience has shown me the buyers get a better deal when they are represented by an agent. You as the buyer can be bold and aggressive because you don't have to present the price and terms. This keeps the seller from springing things on you. As your agent we have to consult with you and this break gives you time to think and then respond correctly.
  3. Your agent will do all the work for you. There are many steps involved when buying a home and your agent knows them all. We will keep the transaction on track. All you need to do is pick the home you like best and decide what cool stuff you will put in it.
